THE TRAFFIC GENERATED WILL NOT SIGNIFICANTLY INCREASE THE FLOW OF TRAFFIC ON PUBLIC STREETS.
AS I SAID BEFORE, THE SITE IS LARGE ENOUGH TO HANDLE THE COMMERCIAL USE WITHOUT LOSING THOSE PARKING SPACES AND IT WON'T HAVE A NEGATIVE IMPACT ON OTHER USES IN THE IMMEDIATE VICINITY BECAUSE THEY'RE ALL COMMERCIAL USES AS WELL.
THE SALES TENT DISPLAY AREA ACCESS AISLES AND SURROUNDING AREAS WILL BE REVIEWED BY THE FIRE DEPARTMENT AND THE APPLICANT MUST CONTACT THE FIRE DEPARTMENT'S INSPECTION PRIOR TO ANY SALES OCCURRING.
SALES OF FIREWORKS SHALL MEET ALL REQUIREMENTS OF CHAPTER 24 OF THE FIRE CODE AND NFPA CHAPTER 1124 FIREWORKS TENT SHALL BE ACCESSORY TO THE COMMERCIAL USE, WHICH IS THE RETAIL [INAUDIBLE] SALES.
FIREWORKS TENTS LOCATED WITHIN THE PUBLIC RIGHT OF WAY ARE PROHIBITED.
ALL THE GOODS SHALL BE DISPLAYED ON A DESIGNATED IMPERVIOUS SURFACE AREA.
IT'S ALL PAVED, SO WE'RE GOOD ON THAT FRONT.
ALL GOODS SHALL BE DISPLAYED IN ORDERLY FASHION WITH ACCESS AISLES PROVIDED AS NEEDED.

SO LAST NIGHT, THE CITY'S ECONOMIC DEVELOPMENT AUTHORITY SAT DOWN WITH A LATTICE TO DISCUSS THE LATEST PLANS FOR THE RAINBOW SITE REDEVELOPMENT.
I THINK COUNCIL MEMBER BUESGENS COULD ATTEST TO THAT, BUT THEY EXPECT AFTER SOME REVISIONS AND MEETING WITH THE EDA AND COUNCIL AGAIN, THEN TO ENTER THE PIPELINE FOR ENTITLEMENTS.
AND OF COURSE THAT WOULD BRING THEM TO YOUR DESK SOMETIME THIS SUMMER.
WE DON'T KNOW THE EXACT DATES AND TIMELINE, BUT THEY WANT TO GET THE PROJECT THROUGH THE LAND USE APPROVAL PROCESS FOR WHAT MIGHT BE A QUARTER FOR GROUNDBREAKING.
AND THEY'RE LOOKING AT PHASING THE PROJECT, STARTING WITH ALL THE WORK THAT'S UP ON CENTRAL.
AND RIGHT NOW THE CONCEPT PLAN IS INTACT MORE OR LESS FROM THE ORIGINAL 700 HOUSING UNITS ARE IN THE CURRENT DESIGN, ABOUT 80,000FT² OF COMMERCIAL AND RETAIL.
STILL THREE ANCHOR TENANTS THAT CAN'T BE PUBLICLY DISCLOSED AT THIS TIME.
BUT THERE IS A GROCERY PARTNER, THERE'S A RESTAURANT SPACE AND A 36,000 SQUARE FOOT COMMERCIAL SPACE AND THEN TWO 15,000 SQUARE FOOT.
SO ALL THE KEY ELEMENTS THAT WE WERE LOOKING FOR AND SINGLE FAMILY HOMES AS WELL.

WE HAVE MORE MEETINGS WITH THE PUBLIC AND IT'S AN ACTUAL ORDINANCE AMENDMENT TO CITY CODE.
SO ABOUT AS HEAVY OF A PLANNING CASE AS YOU WILL SEE.
THE OTHER PROJECT THAT IS POTENTIALLY GOING TO BE COMING TO THE PLANNING COMMISSION, DEPENDING ON, YOU KNOW, A FEEDBACK SESSION WITH THE COUNCIL IS THE REDEVELOPMENT OF THE MEDTRONIC SITE.
SO THAT PROPERTY IS UP FOR SALE NOW.

BUT AT ANY RATE, IT'S UP FOR SALE AND IT IS A REDEVELOPMENT OPPORTUNITY.
